Flat Roofing

Domestic flat roofs are normally covered with felt and have been for many years, some also have stone chippings or gravel in addition to help shield the felt from the sun, many people complain that it fills the gutter and gives moss a good place to grow and looks un-slightly.

Over the years the felt becomes brittle with the sun and cold weather and makes it harder for the felt to cope with the expansion and contraction that takes place on the roof and then Cracks and Leaks. Sometimes these roofs can leak for a long period of time without any trace inside the property, this is because they are often laid over chipboard and it acts like a sponge soaking up the water and drying out again, this action can sometimes cause damage structural timbers.

Insurance company statistics state that a felt roof has a average life span of 10-12 years, we feel that this factor alone makes traditional flat roof coverings a very short unpredictable lifespan, needing frequent repair or replacement.

Fibreglass / Grp flat roofing

The Avant-Seal Fibreglass Flat Roofing Solutions is robust and aesthetically pleasing to the eye. We can provide a non slip finish that is suitable for balcony’s or roofs that have foot traffic. The entire roof surface and edge detail are formed as one continuous membrane which bonds to the new roof deck, effectively encapsulating your flat roof in a monolithic skin which contains no joints. This is ideally suited to simple or complex roof designs with lots of protrusions, such as sky lights. A Lead roof look alike reproduction is also possible if required.

We create a five layer glass reinforced polyester membrane, applied on site upon the deck area which is cold formed without the use of flames or heat. Our installation process ensures that every roof is constructed to stand the test of time.

First, we normally strip the old roof back to the supporting structure which is often timber joists, and then form a new roof deck using 18mm thick tongue and grooved boards. Once re-decked, we apply fibreglass profiled trims to all edges of the roof to ensure nice smooth lines. The main deck area of the roof is covered using a liquid resin based system which is reinforced with fibreglass matt. We use a thicker fibreglass matt that exceeds the industry norm of 450gm, which gives a thicker and stronger layer with no joints. We then apply a finishing coat of tough protective polyester topcoat which can be specified in a colour of your choice. Not only does it look good, it also comes with a 30 year guarantee and is maintenance free.

In our experience a professionally applied fibreglass roof will last a lot longer than the 30 years. Compared to an average life expectancy of bitumen based materials, the life expectancy of a fibreglass roof is far greater than other flat roof products making it a cheaper option on a year by year basis. Our fibreglass roofing system is applied using the latest techniques and technologies. We want our products to last so we work closely with one of Europe’s largest resin manufacturers. We never use recovered or re-blended resins which reduce the quality and durability of the roof.

Single Ply Membrane

Introduced into the United Kingdom some 30 years ago, single ply membranes have been increasing in popularity as an alternative to traditional flat roof coverings. The reason for this is that it has proven over the last 30 years to the industry, professionals and clients that it is a viable alternative. Single ply membranes are the most widely used flat roofing material in the new build commercial sector today, only recently have they become more available to the domestic and refurbishment market.

Single ply’s have proven to architects, surveyors, engineers and builders that there are many benefits to using product.

Single ply roofing consists of an impervious membrane formed by laying and joining strong, flexible sheets between 1 and 2 meters wide to create a continuous waterproof barrier across the entire surface of the flat roof. The sheets are joined together by using heat gun to form a watertight weld, they do not require any naked flames or hot melt adhesives on site, which reduces the health and safety risks. The membrane is often retained in place by special mechanical fixings that eliminate the effect of thermal bridging, or adhesives, ballast, depending upon application.

It allows clients to choose from a selection of colours and finishes, it can also simulate the appearance of standing seam and lead roll roofs without the weight and expense of aluminium, zinc, copper or lead, and the heavy duty roof structure required to support them.

Roofing installations do not require post-installation maintenance applications such as paints or re-saturants to keep them in good condition. They are easy to keep clean and maintain, and require minimal attention.

Our Single ply flat roof systems are compatible with most Mansafe roof systems which we recommend to be fitted to any roof where access to the roof is needed to maintain to equipment. All membranes supplied are covered by product warranty periods, offering clients peace of mind. The British Board of Agrément certificates identify that single ply membranes having life expectancy of 'in excess of 30 years'.
